FLOOR

18mm V313 moisture resistant tongued and grooved chipboard flooring softwood floor joists generally at 406mm centres with structural dwangs.  Insulation board laid between joists and supported on 25 x 38mm fillets.  Wall plate.  Twist straps for tying down to sub structure.  Douglas Fir fascia plates.

MAIN STRUCTURAL FRAME

70mm thick, kiln dried Douglas Fir log construction system.  All logs double tongued and grooved and with profiled sides, complete with notching at all corner and intermediate interlocks, end notching at window and door openings and butt joints, and boring for wall tie rods and electrical services.  All logs identified by a unique code number keyed to erection drawings.  Douglas Fir slip tongues at log butt joints.  M12 galvanised mild steel wall tie rods, connecting sleeves, nuts and washers.  External insulated cladding system comprising 34mm thick, kiln dried Douglas Fir cladding logs.  Support framing fixed to log walls with galvanised restraint brackets.  Insulation board between framing.  Wall breather membrane.  vertical aluminium flashings at all external wall interlocks.  Douglas Fir corner fillets.

ROOF

Trussed rafter pitch 22½^o.  Pre fabricated roof trusses complete with wind, lateral and stability bracing as required,  38 x 100mm softwood infill framing to gable peaks, 11mm OSB roof decking and gable sheathing.  Douglas Fir eaves fascia and barge boards.  Plywood soffit board, tilting board at eaves, reinforced roofing felt, breather membrane to gables.  34mm thick, kiln dried Douglas Fir cladding logs to gable peaks.  25 x 38mm counter battens generally at 600mm centres, 25 x 38mm tile battens.  High capacity PVC rainwater gutters and down pipes, PVC ventilators at eaves.  Fibreglass insulation quilt throughout ceiling area, 12.7mm taper edge plasterboard ceiling.  Douglas Fir ceiling mouldings.

ROOF COVERING

Marley Bold Roll interlocking concrete roof tiles and matching ridge capping tiles complete with all tile clips and eaves clips.  Interlocking dry verge system and dry ridge system.

DOORS

All doors supplied pre-hung in MDF frame complete with threshold plate and locating fillets.  Douglas Fir door facings and trim all dressed, checked and pre-cut to size and identified by door code number.  Mastic impregnated foam sealant strip and aluminium flashings to exterior doors only.  All door furniture with brass finish.

WINDOWS

Timber framed, high performance, top hung softwood windows in MDF sub frames complete with locating fillets.   All opening sashes fully weather stripped and fitted with adjustable night ventilators and locking stays.  All windows supplied pre-glazed with sealed double glazing units.  Douglas Fir window facings and trim all dressed, checked and pre-cut to size and identified by window code number.  Mastic impregnated foam sealant strip and aluminium, flashings to all exterior window facings.

SUNDRIES

Hot water cylinder stand to take cylinder 50mm off floor.  Sparred shelves to cylinder cupboard.   2 nr.  Support floor for cold water cistern including access hatch.   Exterior preservative wood stain, interior fire retardant system to give Class 1 specification to timber walls.  Mastic, nails, screws, and general fixings.

EXCLUSIONS

All plumbing works and fittings including flashings to chimneys, vent pipes and overflows.  All electrical works and fittings.  Kitchen units, curtain rails.
